    lAsk you lots of questions….listens carefully….then ask more questions to insure the

    lProvide you with detailed information on homes for sale in the area
    lThoroughly explain the home buying process
    lHelp you get pre approved for a home mortgage before you look at houses
    lKeep you informed on the status of your loan approval
    lTell you how it’s possible to buy a home with little or no down payment
    lShow you how it’s possible to finance your home with a below market interest rate
    lShow you how it’s possible to buy a home with credit challenges or past financial problems
    lShow you how it’s possible to finance your home if you are self employed and don’t want your income or employment verified
    lExplain different types of financing that are available
    lShow you how you can save $50,000 to $100,000 or more on your home mortgage interest
    lInsure you receive a good faith estimate of the total financing costs of your mortgage

    lSuggest a thorough home inspection from a reputable home inspection firm and order it for you
    lInsure the property doesn’t have any termite damage or active infestation that is not disclosed
    lRequest and order any specialized inspections if required or needed, such as; structural or mechanical
    lRecommend you ask for a home warranty on the property that is paid for by the seller
    lRecommend a quality builder if you are looking for new construction
    lWhen you find a home you desire to purchase advise you on what price to offer
    lThoroughly explain all the purchase documents you will need to sign q Provide you with an estimate of all of your total cash requirements at closing q Write up the offer to purchase agreement q Advise you on how much good faith deposit to offer with the purchase agreement
    lProvide you with any information available as to the sellers motivation, what price they might accept or other concessions the seller may provide
    lRepresent and negotiate the purchase agreement to have you get the best deal possible
    lFollow up with the sellers agent to insure the sellers are complying with the contract contingencies or requirements
    lRecommend a firm to handle the closing that is thorough and price competitive
    lAccompany you on a walk through inspection of the home prior to closing to insure the home is as represented when the contract was written
    lBe at the closing with you to insure everything goes smoothly and as represented
    lRecommend where to obtain your homeowners insurance
    lKeep you informed of what’s happening along the way between contract acceptance and closing q Help you determine when and if you should refinance to lower your interest rate or monthly payment
    lProvide an annual update as to your homes value
    lProvide counseling that can help you send your kids through college or provide you with an excellent retirement program through investing in rental property
