7 POSSIBLE REASONS WHY |
|
YOUR HOME DIDN’T SELL |
| If your home didn’t sell during it’s original listing time period, there
is a reason. Just like a trained doctor can diagnose a medical problem and a cure, so can an experienced Realtor determine
why your home hasn’t sold. This report obviously can not by itself specifically pinpoint your specific circumstances without talking with you personally. However, the reason why your home didn’t sell will be found in one or more of the items in this report. Reason #1 YOUR PROPERTY DIDN’T RECEIVE PROPER EXPOSURE Through inexperience or lack of commitment the Realtor that had the property listed may simply not have done what was necessary to get enough showings. Obviously showings precede a sale. Most homes in America will be sold by someone other than the listing agent. Realtors from all of the companies in multiple listing have an opportunity to show it if they are aware of it. I believe in a constant marketing effort to individual Realtors in addition to an ongoing program to attract individual buyers myself. Perhaps one or both of these efforts were not done well. P.S. If the property was not priced correctly, then even proper exposure wouldn’t help. Reason #2 YOUR LISTING TERM WAS TOO SHORT It’s important to know what the average time on the market is for homes in your specific neighborhood or price range. If all the other reasons listed in this report don’t apply, it could simply be that your home didn’t have a long enough exposure to potential buyers. Reason #3 YOUR HOME DIDN’T SHOW WELL How does your home look from the outside. Is there any deferred maintenance? Is it neat, clean and uncluttered? What’s the condition of the carpet, walls, etc. Reason #4 YOUR HOME WAS NOT REALTOR FRIENDLY By Realtor friendly, I mean several things. How difficult was it to show your home. Did you require lots of notice before your home could be shown or did you allow short notice showings? Was there a keybox or lockbox with a key available at the property or did a Realtor have to drive to get a key? Did the listing agent have to be present when the property was shown? Your listing agent must have the support of all the Realtors in your area and if they had difficulty showing your home, they may just show other listings. Reason #5 YOU TOLD YOUR REALTOR WHAT TO DO RATHER THAN ALLOW YOUR REALTOR TO DO WHAT WAS NECESSARY Many sellers tell their Realtor where to advertise...require open houses…prepare brochures, etc. Rather than telling the Realtor how to market your home; make sure you list your property with an experienced professional and let them do what they believe is necessary. Reason #6 YOU LISTED WITH A “FRIEND” OR A DISCOUNT BROKER Go out to dinner with your friend or play tennis with your friend, but don’t entrust
the sale of your home to anything less than a full time professional. If you negotiated the commission to a point
where the Realtor could not spend enough money to properly promote your home or could not offer a competitive cooperating
fee to other real estate companies, obviously the number of people that were exposed to the property would be less
than desired. |
